What is a property condition report?
This is a report that is compiled at the commencement of a tenancy prior to your tenant moving into the property which records the general condition of the property, room by room, including fixtures and fittings. It is evidence of how the property was before the tenant moved in. At the end of a tenancy, the condition report can be used to check what is fair wear and tear over the time of the tenancy and what might be damage that the tenant needs to fix before they can finalise their tenancy.
Tenants should complete their part of the condition report as well as take photos to go with the condition report - making sure to include time stamps to show when images were taken. They should return one completed copy to the landlord or agent within seven days of moving in and keep the other copy for their records.
What is a Routine Inspection?
Routine inspections are conducted 3 months after a tenant takes possession of the property and are conducted on a regular basis. These inspections are essential to ensure that your property is being maintained to an acceptable standard and to identify any maintenance that may be required. A maximum of 4 inspections can be carried out in any 12 month period.
What happens when a tenant stops paying rent?
When a tenant falls behind in their rental payments they are issued with a notice of breach advising them that they are behind and requesting that they rectify the problem. If a tenant falls more than 14 days behind with the rent, we can serve them with a non-payment of rent termination notice, giving them 14 days to leave the property.
How do tenants pay their rent?
Tenants have several options to pay their rent, leaving no excuse for late payments.
- Internet Banking through their chosen financial institution
- Direct debit from their nominated bank account - we will supply the tenant with our account details to arrange an automatic transfer.
- By direct deposit at any Bendigo Bank branch
- By cheque or money order
When does the rent money get paid into my account?
At the end of every month all monies held, unless instructed otherwise, are paid to you by way of internet transfer to your nominated bank account. A statement is issued at the same time outlining the debits and credits for that month.
Mid-month payments are also available upon request.
