Presenting your Home for Sale

Selling can be daunting - especially when you don't know where to start when it comes to presenting your property for sale. 

Here are just a few tips from us to make this process a little easier. 

 

STREET APPEAL

Make sure the front of your property looks appealing and inviting with a weed-free garden, neatly kept grass (regularly mowed) and some attractive pot plants. 

 

CLEAN & BRIGHT

Think Spring Clean - give the entire house a good clean looking at it from your buyers eyes. Focus on windows ensuring they are clean inside and out. It's surprising how much difference this can make!

 

CUT THE CLUTTER

You really want to maximise visual space and allow the prospective buyer to be able to image their own belongings in the property, so perform a good de-clutter. You may want to pack boxes and even hire a small storage space to ensure the property is kept as clutter free as possible.

 

SET THE SCENE

Styling or staging homes is becoming more popular than ever. Studies show that paying stylings really can bring extra $$ to your pocket. However, is styling is out of your budget - go shopping in your own home. Take a look around and see what you can use in different ways. Perhaps you can use an old table in the shed and make this an interesting piece in the home, or use existing throws and maybe just purchase a few new cushions. 

 

FIX IT

The last thing you want is for a potential buyer to come through your home only to find leaking taps, broken door handles etc. Make an effort to get all of those little jobs complete before selling so there is nothing to distract the buyer from your lovely home. If these things are out of your comfort zone, it may be worth hiring a handyman to get those jobs done.

 

PETS

Always clean up after your pets, and always take them out of the property during open times. If your pets are inside, then ensure the home is clean of smells and pet hair.

 

TEMPERATURE

If it's cold - turn on a heater, light that fireplace, and put a patio heater on. If it's hot, turn on the air conditioning and fans. Do this at least 30 minutes prior to any inspections to ensure your home is as comfortable as possible.

 

LIGHTEN UP

Open doors, open blinds and turn all the lights on! Even if it's the middle of the day, you really want your home to feel as light and open as possible.
